Refinish or replace? The honest answer

Most solid hardwood can be sanded and refinished several times over its life, so a floor that’s scratched, dull, grayed, or surface-stained is often a strong candidate for refinishing rather than replacement. Engineered wood can usually be refinished too, but only if its top wear layer is thick enough — a thin veneer may tolerate only a light recoat, not a full sanding. If boards are cracked, rotted, cupped, or damaged past the wear layer, refinishing alone won’t fix it, and we’ll tell you that up front. Where a floor is genuinely too far gone, new hardwood flooring is the better call, and we handle that too.

Full sand-and-refinish vs. buff-and-recoat

Not every floor needs a full sanding. There are two honest paths, and the right one depends on the condition of your finish — not on which one costs more.

  • Full sand-and-refinish — for floors with deep scratches, gray or worn-through spots, or when you want to change the stain color. We sand back to bare wood, then stain and finish from scratch.
  • Buff-and-recoat (screen and recoat) — for floors where the finish is worn but the wood underneath is still sound. We abrade the existing finish and lay a fresh coat over it — faster, less dust, and less cost, when the floor qualifies.

If your floor only needs a recoat, we’ll say so. There’s no reason to pay for a full sanding a floor doesn’t need.

How refinishing works, step by step

  1. Free consultation and floor assessment

    We look at the species, the wear-layer thickness, and the condition of the boards, and tell you honestly whether a recoat or a full refinish is the right call. You get a free quote and we call back within a day.

  2. Prep and sanding

    We clear and protect the space, then sand the floor flat and back to fresh wood with progressively finer grits, cutting the edges and corners so the whole floor comes out even.

  3. Stain and color

    If you’re changing color, we apply stain evenly and let you approve the tone before we commit the whole floor to it.

  4. Finish coats

    We apply the protective finish — typically multiple coats — with proper dry and cure time between them, so the surface stands up to daily wear instead of scuffing off in a season.

  5. Final walkthrough
